Pools in Kingwood

Pool care in Kingwood: soil, water and HOA rules

The villages were built from the 1970s onward, so pools here range from original 1970s shells to 2000s pools with spas. Kingwood also carries the memory of Hurricane Harvey, when the San Jacinto River flooded homes and pools across the area.

Kings Point, Kings Forest, Trailwood and Forest Cove are among the oldest villages, with pools that often need replastering, tile and equipment. Elm Grove and Bear Branch have 1980s–90s pools. Kingwood Lakes and the newer villages have larger modern pools. The common thread is the canopy: skimmers fill quickly, filters load up, and a pool left alone for a week can turn green. Weekly service, frequent filter cleaning and good leaf management are the basics here.

Soil
Sandier soils than Houston to the south-west, typical of the Piney Woods near the river, over clay subsoil.
Water
Kingwood is part of the City of Houston, with city water drawn from Lake Houston. City of Houston drought rules can restrict outdoor water use in dry summers.
HOAs
The Kingwood Service Association and village associations have deed restrictions and architectural review for exterior changes.

After Harvey

In August 2017 the San Jacinto River rose over its banks and flooded thousands of homes in the Lake Houston area, Kingwood among them. Pools filled with river water, silt and debris, and equipment pads were submerged.

Most of that damage has long since been repaired, but we still find its traces: equipment replaced in a hurry with whatever was available, pads rebuilt at the old height, and plaster that never fully recovered from sitting under floodwater. If your pool went through Harvey and has never been looked at properly since, a walkthrough is worth it — and if a storm threatens again, raising or protecting the equipment pad is worth discussing.

Local questions

Pool service questions from Kingwood homeowners

Something specific to your pool? Call (832) 528-4979 — we would rather look at it than guess.

How do you deal with Kingwood’s tree debris?

Kingwood pools get baskets emptied, the floor vacuumed and filters cleaned more often than pools on open lots. We often recommend a leaf canister or a robotic cleaner for heavily wooded yards, and a large cartridge filter if yours struggles. Weekly service is the minimum for most Kingwood pools under a full canopy.

Our pool flooded in Harvey. Should it be checked?

If nobody has looked at it properly since, yes. Floodwater and silt can damage plaster, and equipment that was replaced in a rush may not be the right size or may have been installed on a pad that would flood again. We look at the finish, equipment and pad height and tell you what, if anything, needs attention.

Do you service Kingwood from Spring?

Yes — Kingwood is about 15 miles east of our office and one of our Tier 2 areas. Weekly service is available across the villages. For repairs, tell us whether the pump is still running so we can prioritise.

Are older Kingwood pools worth remodeling?

Generally, yes. The shells in the original villages are usually sound; what has worn out is the plaster, tile, coping and equipment. A remodel replaces those for a fraction of the cost of a new pool, and it is some of the most satisfying work we do in Kingwood.
